We were appointed through a Pre-Construction Services Agreement (PCSA) to take over and lead the delivery of a residential cladding remediation project following the approval of a revised planning application.
Acting as Lead Consultant, Cost Consultant, Contract Administrator, Site Inspector, and Principal Designer (CDM), we coordinated the project through the evolving regulatory requirements introduced under the Building Safety Act (BSA).
The works involve the removal and replacement of external render systems and aluminium spandrel panels to an occupied residential building, requiring careful planning and coordination to minimise disruption to residents throughout the programme.
A key aspect of our role was leading the MHCLG grant funding application process. We worked closely with MHCLG technical officers through fortnightly meetings and maintained regular engagement with the directors of the leaseholder company to guide the project through the funding and compliance process.
The project presented a number of funding complexities regarding eligible and non-eligible items. Through proactive coordination and detailed technical submissions, we successfully secured grant funding approval for the remediation works.
In parallel, the project transitioned from a planning approval secured prior to the Building Safety Act into the new BSA gateway process. We have since coordinated programme development, contractor procurement, and project planning to align the scheme with the updated regulatory framework and delivery requirements.
