Vantage Point in Homerton, London E9, is a residential development of five interconnected blocks adjacent to Homerton Station, including the 14-storey Archer Tower. Originally featuring what was believed to be Europe’s tallest green wall, the scheme required remediation after the planting system and façade cladding were found to be in need of remediation.
PPP supported SNG by providing defect reporting, contract administration, site inspection, and Principal Designer services. Working closely with the client and design team, we coordinated the development of a compliant façade solution that maintained the building’s architectural intent, including a redesigned green wall acceptable to planners. Due to the site’s proximity to the railway, we also coordinated glint and glare assessments and the required Basic Asset Protection Agreement (BAPA).
The works involved provision of fire breaks, replacing combustible cladding and insulation with the alternatives, alongside the careful removal, numbering, and reinstatement of the existing terracotta rainscreen tiles. A two-stage procurement route enabled early contractor involvement, with the contract let under an Intermediate form with Contractor’s Design. Following a contractor insolvency, we led negotiations with one of the original trade contractors, who was subsequently appointed as main contractor.
The project successfully delivered a compliant façade and EWS1 rating while retaining key design features and reusing materials to support sustainability and cost efficiency.
