The project involves the demolition of an existing MOT garage, situated on a busy red route, to make way for 15 new-build flats for social rent. The scheme’s prominent location, sitting at the gateway into Westminster, resulted in the client wanting a ‘statement building’. Through careful design development, we are working with the project team to create just that, whilst ensuring the scheme remained viable and within the client’s budget constraints via value engineering exercises.
In addition, due to the surrounding Grade 2 listed buildings and strict planning requirements, neighboring properties and groups were all engaged and consulted throughout the planning process to ensure the proposed building was right for every stakeholder. The design incorporates detailed brickwork with distinctive arches, responding sensitively to the local architectural context.
Our role spans pre-construction through to project completion, including cost management, contract administration, site inspection duties, and discharging Principal Designer responsibilities under CDM 2015 to ensure safety throughout the design and construction phases.
The project, due to complete in late 2026, is already providing a striking statement building providing much needed social housing in a condensed area of London where every additional apartment counts.
