We provided full project management and consultancy services for the cladding remediation and internal compartmentation works to this Peabody owned housing block, delivering the project from early contractor involvement through to construction delivery.
The project involved extensive opening-up and intrusive investigations to identify existing façade and fire safety issues, followed by the remediation of cladding systems and internal compartmentation works. Additional complexities included the removal and reconstruction of sections of existing brickwork, alongside the replacement of selected rainscreen and spandrel panels.

Implementing a Pre-Construction Services Agreement (PCSA), we then prepared and negotiated the main contract while the contractor developed the design proposals.
We coordinated the evolving design and resolved several key delivery challenges, including developing temporary works and access strategies to avoid the need to close the building car park.
Given the constrained site conditions and Red Route location, we worked collaboratively with the contractor to coordinate scaffolding access and the installation of a gantry enabling works to proceed safely while maintaining public access and traffic management requirements.
As the building remained occupied throughout, resident communication and access coordination were critical. We worked alongside Peabody’s Resident Liaison Officer (RLO) and the contractor to coordinate notices and access arrangements for inspections and construction activities, helping to ensure clear communication with residents throughout the project.
