To progress the project to outline planning, our team worked collaboratively with a design team alongside various sub-consultants. At design and client meetings, we led the procurement of a construction/developer partner, and ongoing design interrogation to ensure the scheme was viable, cost efficient, and would adhere to LB Sutton’s programme, and the outline planning consent could be achieved ahead of main developer procurement.

To achieve a start on site by May 2025 to unlock GLA funding, we devised a collaborative strategy with the Planning Authority and Building Control, separating out demolition as a standalone consent to allow early enabling works, and progressing Building Regulations applications for low-rise blocks ahead of the Gateway 2 process required for taller blocks. This solution safeguarded funding and a start on site while allowing the overall design to continue towards Gateway 2.
